Nonnas House Is Sold

I am no longer a landlord. I wasn't cut out for it. We sold it for 75k which was a good deal but I owed a bunch to the bank and my parents because I remortaged it to finance the downpayment on my primary residence.

Anyways yesterday we got an email saying that the buyer wanted the remaining items removed from the house before closing this morning at 11am or he would charge us $500. So from 10pm (when I got done with my 12 hour shift) to 12:30am (e:terry) and I hauled out all the remaining crap my grandfather hoarded over 30+ years into (e:heidis) truck.

Bushels of rocks, tires, scraps of wood and wire, tar paper, and boxes. All kinds of crap. Add to that the shit (e:enknot) and (e:samathon) left. That poor tv went through so much. They wouldn't even take it at the dump. Not even the scrappers stole it. Its sad because when the journey started it was a working set. By the time it was done, its pretty much junk. The junkyard also doesn't take tires.

Anyways it was sad leaving the last time but I think its for the best.

Part of the process was filling out some paper work with her death date. I wasn't sure so I typed "nonna died buffalo" and the first thing that came up was my (e:paul,31977) a blog titled "Waiting While Nonna is Dying." Someday when I go old ans forgetful this blog will be an invaluable resource.

The Rental Drama Continues

I can't believe none of them have paid still. It is the isngle most frustrating experience of my life. This Cuban woman loves to maniacally bargain and she will do anything to put herself in a bargaining situation. Originally the rent was $600 and she bargaining down to $550. Woo the hell bargains in America. Maybe I should try it more often. Anyways, I have no interest with meeting with her to discuss it. I want my money now or I want them out. Imagine if when things were really broken I said, well I will meet with you to discuss fixing it next week and then we can bargain.

Anyone know how to evict someone or have any experience with this? This is my first time.

Mandu no longer lives there. She only had a contract through January and you have known that for months. We have discussed this multiple times that you are responsible for maintaining roommates to pay to additional rent.

We currently have no contract as you and cathy never gave me back a copy of the signed lease.

If you cannot maintain paying the full rent of $550 between you and
whatever roommates you have then you will have to leave. Like I said
please make plans to leave the property in 30 days (feb 14th) if you
cannot comply with paying the entire rent.

Who do you think you are to dictate when I will meet with you and how we will communicate. I have no interest in meeting with you or discussing the issue any further. There is no misunderstanding and no bargaining. You have totally disrespected me at this point by making me wait so long for the rent and making me come check on it so many times this month.

You are seriously overdue on rent and I am not obligated to pick it up. That apartment costs $550 per month. I don't care how you split it up amoungst your roomates. By law you are able to have two other roomates because it is a 3 bedroom apartment. I explained in the lease that it is $550 for 1 person, $275 each for 2 people, or $183 each for three people.

I am not renting you a 3 bedroom apartment right next to school for $183 per month.

I expect the rent in full tomorrow thats $550 and I don't care how you split that up with other tenant or whoever you have as a third roommate. If you cannot comply I would begin to look for another place of residence immediately.

Firm Hand Rental

I tried being super nice and then I just get rent checks on the 20th of the month. This is my new attempt at better control. I spent more than the total downstairs rent on upgrades and paint this year and owe a mortgage on the property so I have to be most serious.

Dear Tenants,
Before I renew everyone's leases for August I just wanted to make it clear that I am not running a rooming house and that the rent for the apartments is for the total apartment regarless of how many tenants reside inside.

Upstairs:
1. Good news, the rent will remain the same $550 for upstairs. ($183.34 per person for 3 people, $275 per person for 2 people, or $550 for 1 person).

2. Starting in August you can mail checks to my new residence. I need all rent checks in one envelope - saves you two stamps and saves trees.

3. Thank you to those of you that have paid on time this year. I am no longer going to be allowing people to pay late without penalty. As before, the penalty is $5 per day after the 5th of the month. As before, the penalty is $5 per day after the 5th of the month. It will be strictly enforced and late payment penalities are required to be paid with that month's rent. Failure to comply will result in eviction.

4. I am taking the dining room set out, however, I will be replacing the table with a new table for you to use.

5. If any of this is not agreeable to you, please consider this a 30-day notice.
