I get 605.7 kilobits per second Communications. That is freaking fast.

A day in south east buffalo

The bees are dead, apparetnly they are stupid enough to swim into soapy water. The landlord later used chemicals even though most of the bees were gone at that point.

Started out with a trip to the Larking Building to see the Leonardo de Vinci exhibit.

They also had this really nice Rocroft Table that would look sweet in our new dining room. Unfortunately, it is not for sale and says do not touch. Not that I could ever afford it.

Afterwards we stopped Uncle Sam's Army Navy Surplus. It is the largest army navy surplus store I ever saw although it smells extreemly moldy - they really do have everything - that is othe rthan geiger counters. I really want one so I asked. Does anyone know where I could get one in town?

They did have these totally transparent microwave radiation protection suits. I almost bought one.

Afterwards, we headed over to Tifft Farm. Nothing like a nature preserve build on a land fill.

Anyone want to contribute to a portable geiger counter fund. I am dying to map out radioactivity readings in buffalo on web based maps. Looks liek the portable unit costs around $250.

The $ is a part of the surebert.com javascript toolkit. It is very different from other $ functions out there as it maps more than just documenet.getElementById. I documented it here :::link:::

Interesting ... I've never seen this $('id') notation before - I assume that's a shortcut for document.getElementById('id')? Is that a Surebert thing?

I tried it on the contact sheet for our photo gallery :::link::: and it said our server was too slow. )-: I tried it on cnn.com and Anderson Cooper exploded all over my screen. D-:

Out By August 1st

(e:matthew) and I met with the seller of the mansion today. We were supposed to close on July 11th. He says the problems were with our lawyer and not his. Frankly, I don't believe him but we got him to agree to August 1st, which is good. He told me he originally considered September which still blows my mind seeing as he signed a contract for July 11th.

Um... yeah. It sounds like the seller is completely full of shit. If lawyers are anything they are diligent; while its not out of the question that a filing mistake happened I seriously doubt it.

It sounds like your seller is trying to reflect his/her incompetence and laziness elsewhere.

Apparently, their lawyer isn't the swiftest. So our lawyer wrote them a letter today. I just want to move in so bad.

I just wanted to reiterate my clients' position on the above closing.

As you are aware, the contract closing date was July 11 and pursuant to the contract, possession is to be given to my clients on that day.

Further, the title documents were to be ordered five days after execution of the contract and delivered to me fifteen business days prior to closing. Therefore, please immediately provide me with the up-dated search, survey, tax receipts and proposed Deed.

Further advise your clients, my clients have given notice and must vacate their apartment no later than August 1, 2006. We have every intention of closing on that date and taking possession of the premises.

I am urging you to give this matter top priority.

I've not met your seller's lawyer so this is all conjecture.

I wouldn't assume that the seller's lawyer isn't the swiftest. If her client isn't ready to move out, being "stupid" can be a legal tactic to stall for time. But even the less than swift can also stall for time if necessary. so you might be right.

I've been involved in buying or selling a house nine times in my lifetime. Two of these closings were in New York State.

Personally, I would have started to worry in June when the title documents weren't delivered 15 business days before the scheduled closing date.

I would have demanded that my lawyer find out what is going on. And I would have assumed that the closing wasn't going to take place as scheduled, if not at all, until I heard otherwise.

But that is just me.

Legally, there isn't a hell of a lot you can do to force someone to sell when they don't want to other than the threat of suing for monetary damages due to lack of performance.

Of course, if the deal falls apart, you are entitled to get your earnest money deposit back.

Is this how closings are supposed to go? How in blazes can they not be out on time?
