(e:matthew) and I met with the seller of the mansion today. We were supposed to close on July 11th. He says the problems were with our lawyer and not his. Frankly, I don't believe him but we got him to agree to August 1st, which is good. He told me he originally considered September which still blows my mind seeing as he signed a contract for July 11th.

Um... yeah. It sounds like the seller is completely full of shit. If lawyers are anything they are diligent; while its not out of the question that a filing mistake happened I seriously doubt it.

Apparently, their lawyer isn't the swiftest. So our lawyer wrote them a letter today. I just want to move in so bad.

As you are aware, the contract closing date was July 11 and pursuant to the contract, possession is to be given to my clients on that day.
Further, the title documents were to be ordered five days after execution of the contract and delivered to me fifteen business days prior to closing. Therefore, please immediately provide me with the up-dated search, survey, tax receipts and proposed Deed.
Further advise your clients, my clients have given notice and must vacate their apartment no later than August 1, 2006. We have every intention of closing on that date and taking possession of the premises.
I am urging you to give this matter top priority.

I wouldn't assume that the seller's lawyer isn't the swiftest. If her client isn't ready to move out, being "stupid" can be a legal tactic to stall for time. But even the less than swift can also stall for time if necessary. so you might be right.
I've been involved in buying or selling a house nine times in my lifetime. Two of these closings were in New York State.
Personally, I would have started to worry in June when the title documents weren't delivered 15 business days before the scheduled closing date.
I would have demanded that my lawyer find out what is going on. And I would have assumed that the closing wasn't going to take place as scheduled, if not at all, until I heard otherwise.
But that is just me.
Legally, there isn't a hell of a lot you can do to force someone to sell when they don't want to other than the threat of suing for monetary damages due to lack of performance.
Of course, if the deal falls apart, you are entitled to get your earnest money deposit back.

These bees started a nest in our back door, at first I thought we could learn to live with them peacefully - like with the ants and other bugs. Today they sting (e:terry) and started getting realy out of control. We fought back a bit. I killed some with rocks and terry killed some with soap and water. I called the landlord because I think the problem is getting out of control at this point.
Sorry about the blair witchiness of the beginning, I was scared. It might be hard to tell but I think there were about 150 of them.
The traveling barber on elmwood has some interesting signs.

The mansion they are redoing on deleware. It has come along so much since it was just a facade but I am still scared of the pillar holding up the porch roof. It kind of buckles.
Beautiful flowers on the edge of an elmwood concrete crack below the old buddies which is becomming a dinner theatre? Seems like they stopped reconstructing a while back.

All of the towne houses by the old Lord Chumley's are for sale. What is the deal with that. (e:matthew) sai dthey are all like 600,000. We decided that we want to go see them.

that lion on the side of that building is like my favorite thing in Buffalo. It always has been since I was little and I always forget to take a picture of it and was afraid it would be painted over before I did. I'm so glad it is now immortialized on estrip!

The building on the corner of Virginia and Delaware used to be Manny's a real snooty restaurant. The barn behind you used to hold both WKSE and WKBW before both moved to the suburbs. The main on air studios used to face Delaware.

Italian FestivalCategory: festivals
We made it out to the Italian Festival. I think I only went one other time since it was on Hertel. I remember the old Italian Festival on Connecticut Street very well. My grandparents would always take me when I was a a kid. But when it moved over to Hertel Ave. itw as too far away.
The food was delicious. I had fried calamari, fried ravioli, tortelini in vodka creme sauce, peach and raspeberry italian ice, italian sausage, streak and dandelions, clams, and ice cream. I love whatever that lobster hot place is, even if it is not overhwelmingly italian. They have really good seafood.
They had some sort of Italian Dancers from our sister city in Italy. Sorry the pic is so blurry.
The fried calamari from Lombardos are the same lame, pre-fab frozen ones that you get a Casa Di Pizza. The ones down the street at Fillippos - were so much better. You could see them actually breading the calamari and frying it. Not to mention tha it was a combination of legs and rings which I prefer. (e:mike) only likes the rings.
I don't know what it is about Lorigos but people were willing to wait over a half an hour in live to get their food. The flyer said they were a wholesale place form Grant Street. Somehow, in my whole Buffalo Italian life I never got introduced to that. It can't be that far away from Guercios.

I also think that if they give away a certain about of ice cream maybe they can count that of a lose of money and use it aganist there over all profits so maybe it lowers the tax they have to pay not sure. I also think that a lot of people have never heard of turkey hill plus they have free pictures you can take with the cow I guess that would be another form of advertisement. Interesting ... I've never seen this $('id') notation before - I assume that's a shortcut for document.getElementById('id')? Is that a Surebert thing?
