I don't understand why my tenants just don't get the rental thing. For years they have been late, full of excuses and big complainers. I think none of them have rented before this or something. I mean who just doesn't pay their rent. I rented out an apartment at $550 and let the woman rent out the other two rooms to other students. It is a three bedroom after all. Then when they move out or don't pay she feels like she doesn't have to. This makes me insane because I am paying a mortgage on the place. Does she really think that I am going to rent out a 3 bedroom second floor apartment, 3 houses from d'Youville for $183 a month. I just want them to move out so I can start all over again with people that have a general understanding of the rental process and the means to pay on time.
Months ago we requested that they mail the checks because they were always late and (e:terry) and I were sick of stopping by 15 times a month trying to pick up the rent. They always have some excuse. Then the woman tells me she can't mail the rent because it is too hard and too expensive. After a whole bunch of drama I told her ok, she could leave it at the house for me but it better be there on time. Well now this month it is January 14th and I still have no rent from anyone in that apartment.
Maybe if you cannot afford a stamp you should not be in graduate school at d'youville and expect to live in an apartment three houses away from school. There is the whole rest of the much cheaper west side. Or maybe if you can't afford America you shouldn't go to school here. I mean I never tried to go to school in Switzerland. I knew it was to expensive for me.
My Letter Today
Dear Tenant,
I have still not received any rent from your apartment for January 07. It is totally unaccepable to not have paid rent this far into the month (Jan 14th). If you are out of town this long, you need to pay in advance.
The fact that we have to keep driving to your house and checking the mailbox is extremely irritating. This is why I asked that you send me the rent in the mail. You insisted you would have it in the box on time and you haven't. I expect you to send me the rent in the mail.
My address is ...
If I do not receive the rent in Full ($550) by Friday via US postal service, consider this a thirty day eviction notice.

Their Response
Hola
Sorry that this has been happed. I have been told from the bank that december rent still in my account. I gave the December check to Henrry. In order to pay the current month I have to show my bank in Canada that the money for rent of the previous months has been taken. On Janaury 5th it was not withdrawn.
Tuesday I am going to be there, please remember that I only responsable for my portion of the rent (183).
thanks Tenant
My Response
Tenant,
I explained this to you before. We are not renting the apartment out as rooms. The rent for the apartment is $550. If you have 3 roommates it is $183 each, with 2 roomates it is $275 each , and with one person it is $550.
If the full rent of $550 for the apartment cannot be paid between the tenants in the apartment then you are going to have to move out. Consider this your 30 day notice. I cannot afford to rent a furnished 3 bedroom apartment for $183. I pay more than that for the mortgage.

770 Elmwood, Kunis, and a Names BitchCategory: food
Globe Market
Headed on down to the elmwood village today to get some lunch at Globe market. I had the tasty rice and chicken soup with turkey sandwich combo. They had olive-chocolate bars. Can you believe it (e:mike), someone is marketing what we discovered years ago - that olives taste really good with chocolate. They cost $6.29 per bar. Can you believe it?!
770 Elmwood
We parked in the parking lot next to the Globe Market and the back half of it was flooded with water too deep to walk in. I wonder why they didn't plan this out a little better and make it either more level or slanted so that water would drain down to the street instead of pooling in the back.
Has anyone noticed the building next to the Globe Market and Wilson's Farms is beginning to appear abandoned. I mean maybe it was always abandoned but there is not even a window anymore on the second story side facing Globe market.
Kunis To Go
On the way home we saw a sign on the corner of Lexington and Elmwood for Kuni's To Go.
Looks like Kuni opended up a new to go sushi restaurant right next to where the coop used to be. I am so excited about this and plan to get lots of sushi and sashimi from there. They have a website and you can order by fax. I wish the website was a little more technologically advanced so that you could just order online. I mean isn't ordered by fax a little lame for high technology and a little over the top for low technology. If anyone from the restaurant reads this - I could help you get an online order system up and running and I would be easy to use and cheap to maintain.
Here is a sample from the site that shows their menu
It appears to be a locally made website - by ingenious
Went out with nameless bitch, (e:matthew) and dave last night. We played pool and darts for a bit. I drank enough vodka and waters to be a bit tipsy.
Here we are making myspace faces
After drinking it is hard to keep nameless bitch out of the leftovers. She got into (e:matthew) milky egg soup but added ketchup and mustard to it.
I wish I could show you the video of this experience but I have been forbidden from posting it.

My Birthday PartyCategory: holiday
On Friday, January 19th I am having a birthday party at the 24. I am thinking it is going to be a pajama party. Wear whatever you want. I will actually be 30. I haven't figured out the details yet but just reserve some time in your schedule. Everyone is invited - accept Nick Matteliano, who keeps issuing threats to the estrip.org online community (e:news,935)
metalpeter - 01/11/07 18:25
In case I forget to say itHappy Early Birthday. I plan on being there with my camera. I will admit no Pajamas for me for two reasons 1. I don't have any. 2. If i did walking there and home in Pajamas wouldn't be to good. What would be kinda funny to do (but way to much effort) would be to get a huge pink Bunny set like in a christmas story.

A couple pounds of sugarCategory: food
We ate at Jimmy Macs tonight. I saw the graphic designer from some project at work but didn't say anything. I am really bad at talking to people I don't usually interact with unlike (e:enknot) who can talk with anyone. The shrimp and scallop with angel hair pasta was delicious.
I have a serious weakness for Necco waffers. Their pure sugary goodness makes me drool. I ate a whole tub of them yesterday. When I am eating them I get into this zone where I just can't stop. I crunch and crunch. Sometimes I get so into them that I almost choke requiring water. I am sure it is really bad for my teeth but I am not willing to give it up.
War craft dorks at lunch
I haven't seen these kind of dice since the time before my first computer.
Quitting smoking could now win you money. If you smoke you should quit now and try to win.

you could always just quit smoking for your health, too. most people think they die of cancer from cigarettes, but thats not the case. generally its lung failure or emphysema, or the like. i dunno. ive always had nightmares about drowning to death, and thats pretty much what happens.

I makes me wonder if I should have just joined the darkside and been a scammer. The fact that I received this from someone on my userlist means that they fell for it. I am sure so many other people do to.
I wonder how much money all those nigerian bank scams make. Must be more lucrative than being a landlord.

Some land lords pick up rent and some have it sent it to them. If someone has a handyman that stays there sometimes they collect the rent. It dosn't matter what way you use as long as it is always the same. That late fee idea is what credit card companies do, not landlords but I have a good one who picks up the rent. I don't know what is going on with your tenats but I would guess the best thing to do normaly would be to set up a certain date or day like say first monday of the month and go pick it up. Like you said her portion is $550 if other people help her or not. I'm guessing she has money problems or misspends. In any event it sounds crazzy. I wonder if you kick her out if her roomates will get it and leave to.
Yes, she really wrote hola.
did they really respond with ¿hola? to a serious letter threatening to be evicted?
paul, seriously, begin eviction process now. do not expect to ever get the money from them at this point. landlord-tenant law always protects the tenant. i have seen this so many times with my fathers apartments. you find a tenant with good references first, then you set the bar with additional late fees and such with late paid rents. have it said in the lease the failure to pay rent by the 15th of the month without contacting you constitutes as their 30 day notice. the only way you can get ahead is to assume they will all screw you in the end and try to make it as legally feasable for you to recoup losses in the interim. it may sound cheap, and it may sound hard- but you aren't in it to be a buddy. and yeah, $550 for a furnished 3 bedroom by the school is way too cheap...
550 -- cheap! Toss em.
OMG. Yeah you need new tenants. "please remember that I only responsable for my portion"?! Um, no. Read your lease. I think you're WAY too nice. No way should you go pick up the rent from them! They need to figure out how to get a stamp. Or maybe they can paypal you. But either way- I'm no landlord, but you should charge a late fee. Something crazy like $50/day for every day it's late, after a 5day grace periood or something. Maybe that'll show 'em.
Or, yeah, evict them. That's probably the best solution.
